Searching for a Property
Moving home can be a stressful time and At
Personal Homefinders we want to try to make this transition as smooth as possible for you. We manage a wide range of different properties, from studio flats to city centre terraces to large country houses, so please search our current list of
vacant properties.
Please contact any of our
offices or
register your details to be sent updates when new properties which match your requirements become available.
Once you have found properties you would like to view, please contact the relevant office to arrange a suitable time and we shall accompany you.
Renting a Property
When you have found a property that you would like to rent we require a holding fee to reserve it for one week. During that time we shall not continue marketing or showing the property to anyone else. The holding fee is non-refundable but is recouped against the full deposit. At this stage you will be issued with an application pack, providing you with information and also asking for your contact and financial details to allow us to proceed with referencing and credit checking.
The application pack needs to be returned within the one week holding time period and at this stage additional deposit and a non-refundable administration fee is required. Please allow two weeks for the processing of the forms.
The full one and a half months deposit and first months rent will need to be received in cleared funds before the start of the tenancy and before keys are released.
Moving In
When you sign your tenancy agreement you will also be given a copy of the Inventory Please ensure you check this fully as it will be taken as the definitive guide to the state of the property and contents when you take ownership and we cannot accept any disputes with this at a later date. If there are any discrepancies, please note them down on the copy you have been provided with, sign the changes and return to the office within seven days of the start of the tenancy.
If you have any questions at any time about the property of your tenancy, please contact the relevant office managing the property.
Existing Tenants
If you are an existing tenant and have a specific query, please contact the office which manages your property.
Contact Us
At The End Of Your Tenancy
We will contact you two months prior to the expiry date of your tenancy agreement to ask you if you wish to renew.
If you plan to move out, you will be sent a checklist before the end date to remind you of your responsibilities concerning cleaning of the property as contained within your tenancy agreement.
Please ensure the property is left in the same condition as when you moved in and that all contents are in the correct locations to avoid incurring any deductions from your deposit.
We will conduct a check out visit as soon after your move out date as possible and you are welcome to attend this. At this visit, we will review the original Inventory issued when the tenancy commenced and compare it to the condition of the property you have vacated.
Return of Your Deposit
If no work is required from the check-out report then we will refund the full deposit within 10 working days of the end of the tenancy.
If work is required, we will commission this and need to wait until all has been completed and invoices received before we can refund the deposit, which may take several weeks.
In the peak Summer season it may not be possible to adhere to the timings detailed above, but we will be happy to discuss the progress of your deposit return with you at any time.
